We often buy repossessed houses from banks, then fix them up and sell them. It usually takes us 4 to 6 months from the time we buy a house until the time we sell it.  We are offering 15% APR interest paid to you monthly plus 3 "points" paid to you when we sell the house.  Your loan can be as low as $20,000 or as high as the price of the house we buy.  Your investment will be safely secured by a mortgage against the house.

For example, if we have a contract to buy a house worth $100,000 for a price of $60,000 and you put up $40,000, and it takes us 4 months to sell it and pay you off, you would
receive
4 monthly payments (at 15% APR) of $500 each = $2,000

+  3 Points                                                               = $1,200

Your Total Profit = $3,200 --- in just 4 months.

By comparison, a Money Market fund earning 1% annually would yield $133 in the same 4-month period.

Since you can do the same thing about 2 or 3 times each year, your money will likely compound at an annual rate of approximately 24%, or even more if we sell faster.

We'll provide you info on each potential house before you decide to participate.  If you don't like the deal, you just say "No."
